The New Downtown Jeff ???

 
Recent changes in zoning requirements have some downtown residents of Jeffersonville up in arms. The city's Planning and Zoning Director Nathan Pruitt put together a plan that was narrowly passed recently by the City council on a  (5-3 ) vote. The plan to create a new "downtown  residential overlay" district  is designed to create additional housing units downtown in the near future.

  Some of the current downtown residents are not to happy with the approved changes feeling their voices weren't listened to or heard in the decision. The changes would allow for larger (taller) apartment buildings to be built to accommodate more downtown housing units.

 While the progress of the downtown corridor has been recently exciting and booming the concerns of current residents should be looked at carefully. People for the most part are leery and rightfully so of dramatic changes in the environment  they reside in , especially when pushed by government....Increased traffic, property values and the quality of life can all be effected with changes like the city has proposed.

 The BatBlog thinks if done right and the proper patience and planning this new district could be very beneficial and current residents could coexist with the changes. The City must make sure though that they take the current residents concerns and input into consideration. Current residents and taxpayers can't feel they are getting this shoved down their throats.

 On a curious other note ...note that the Downtown Jeff Facebook page  image (shown above) has a map that appears to show "Galligan's Gully" the once proposed Canal running through downtown Jeff in it...it might be time to replace that image...Can you dig it !!!

  1. The downtown growth and development overlay district
    is very sound and is a tremendous set of diverse goals for the area.
    Many persons and a variety of voices have been consulted
    and have had a significant amount of input.

    The process has included and evaluated all considerations
    and it allows for a very professional balance of land planning utilization
    for Jeffersonville's urban core area.

    There have been some INTENTIONAL political efforts
    to spread falsehoods and create unreasonable, selfish opposition
    for personal reasons to the excellent urban core design
    and overall goals that will benefit everyone.

    The old canal proponents are still stirring; however,
    the canal idea is dead.

    It is great to see such thorough research, planning, and the thoughtful inclusion
    of so many different prospective views in the intelligent planning
    and managed growth of Jeffersonville that will benefit so many.

    Don't be fooled by the attempt to hold Jeffersonville back.
    Look into the motives of some of the persons trying to block Jeffersonville's improvement. The canal will not be built. The mix and additional diversity of housing, commercial activity, and history will be impressive.

    The downtown urban core area
    of Jeffersonville is experiencing
    a tremendously inclusive revitalization.

    It is becoming one of the premiere urban spaces
    in the entire Midwest.

  2. I agree, this can be a super positive if used correctly and move forward slowly. I do hope some of the detractors will voice some of their concerns because I haven't seen anything yet to cause alarm...

    Were the three NO votes on the Council merely political ??? What is it the NAYS didn't like ???

    you are ALWAYS an astute observer......

    You already KNOW that the "no votes" were political
    as you have SLYLY suggested! (You are a sly dog, bro!)

    You know WHY they were cast....
    The denials of the quality of the plan are 'specious'.

    The process for designing and obtaining financing
    for large projects is always very slow
    so the larger prospective efforts
    will of course move slowly and carefully.

    Jeffersonville
    is seeing tremendous proper, balanced growth
    and the prosperity is impressive.

    The Downtown Urban Core mixture
    of new housing and new commercial activity,
    combined with the tremendous river front area,
    the Big Four walk bridge and park,
    the seven mile long Ohio River Greenway belt
    adds tremendously to the quality and long term viability of Jeffersonville.

    1. Yeah Moe Zastawny is predictable... any Moore administration plan is always rejected by him and on a lesser scale Gill too...Rodriquez doesn't have a large sample yet but he appears to be in the opposite corner as well...

  4. District one councilman did not vote for the people. Overwhelmingly, Dustin whites constituents did not want this. He is eating at the Republican trough, and will be replaced on the next election.

  5. District one councilman voted for the people. Overwhelmingly, Dustin White's
    constituents wanted this. He is doing a great job and is an independent voice for the people! The same small group of people who are trying to bring back the canal already gave Mr. White opposition in the last election and he won handily!

    The 'shadowy front group' is attacking the overall great downtown urban growth
    plan and is lamenting the death of the canal.
    Wonder why?

    Note the picture of the downtown area
    with the old proposed canal AND
    the bulk multiple apartment units
    that are high rise that line the area!
    The apartments depicted are also built over the entire Colston Park area.
    The current administration is saving and using for a museum
    and historic burial memorial area five of the six acres
    that were never historically utilized for housing.

    This still proposed failed canal depiction plan
    supported by the "shadowy front group"
    wipes out the entire park area with multiple apartment units!

    Additionally, attacking Mr. White and Mr. Pruitt is not nice,
    is inaccurate, and is not "respectful" of their
    great service to Jeffersonville.

  7. I did notice that earlier alternative plan
    has the ENTIRE canal length lined with HUNDREDS of apartments.

    Even the old proposed canal plan had hundreds
    of new downtown residents planned.

    Soooo, the strange, sudden opposition
    to a better planned housing utilization organization
    seems contrived and created.

    I wonder WHY this opposition has suddenly arise....?

    Sorta, kinda Georgie Soros' style....

    Hoosier Taxpayer was very astute
    in picking up on the Facebook page
    and posting the pictures and discussion
    of the old canal plan's development DETAILS.

    Someone still wants the canal.
    The Bat Blog far outshined the other media, like the C-J.

    We now see why the GAWNews Award was given to The Bat Blog!

    There have been attacks upon County Councilman Kevin Vissing
    and City Councilman Dustin White
    on the Bat Blog for being independent thinkers.
    There is an attack on planner Nathan Pruitt on the Facebook page.

    Posted pictures of the old canal plan show
    hundreds of new apartments proposed downtown in THAT plan
    and construction OVER the graves and the historic military park honor area.

    The City of Jeffersonville
    is proposing to build a very nice new memorial and museum
    and greatly enhance the park area to allow significant additional usages.
    The old plan desecrates that area and the military graves.

  10. No one seems to have an answer to WHY some of the downtown residents have a problem with Mr. Pruitt's plan. It appears to be a solid plan of bringing upscale and needed housing to a growing area of the city. Which will benefit local businesses and the tax base...Win , Win situation...

  11. Ruining a sense of place, altering what makes Jeffersonville unique, eliminating the skyscape for some residents, putting their homes in shade rather than sunlight, a sense of betrayal about the change in plans for Colston park...

    1. Change is difficult especially for older residents but if this is done properly there's no reason everyone can't benefit... Raised property value, more amenities and small business opportunities...

      It must be developed though with your concerns addressed as well....

    2. Haphazardly placing huge apartment buildings wouldn't work but strategically placed at a minimal amount would be a good addition to downtown...IMO

    The activist group "Code Pink"
    is going to be holding a Candlelight Vigil
    this Saturday, December 3rd at 9PM at the Big Four Bridge
    Indiana entrance to support the canal plan.......

  14. Oops....the candles for the "Candlelight Vigil"
    to be held by "Code Pink" rally to support
    the building of the CANAL
    will now have to be scaled back
    so as to not have the reflective light
    from the candles on the bridge during the canal vigil too bright.
